Lake Michigan beaches, freshwater surfing and golf at nearby Whistling Straits keep summer demand strong. We price for peak beach and golf weekends, screen every guest, manage cleaners and keep your home compliant with Wisconsin tourist rooming house rules.

Badgers game days, Capitol Square events and UW–Madison weekends keep bookings steady. Madison has some of the strictest rules in Wisconsin, including a primary-residence requirement and three separate permits, so we keep you compliant while we run pricing, guests and turnovers.
Summerfest, lakefront festivals and Brewers and Bucks games fill Milwaukee calendars from early summer into fall. We adjust rates around every big event, screen each guest and manage cleaners and maintenance so your rental stays booked and well cared for.
The Waterpark Capital of the World draws families all summer and on indoor-waterpark weekends in winter. We price for school breaks and holidays, manage quick turnovers and handle county licensing, room tax and Premier Resort Area tax for you.
Set on I-90 between Chicago and Madison, Rockford draws visitors for Hard Rock Casino Rockford, Anderson Japanese Gardens and youth tournaments at the UW Health Sports Factory. We register your home with the city and run it end to end.
Conventions at McCormick Place, Lollapalooza and the lakefront bring business and leisure travelers to Chicago all year. Every listing needs a city Shared Housing registration number, so we handle registration, pricing, guest screening and 24/7 support.
Wild games at Xcel Energy Center, the Minnesota State Fair next door and the Saint Paul Winter Carnival keep St. Paul busy in every season. We manage your Class R short-term rental license, required safety postings and the full guest experience.
From U.S. Bank Stadium events to summer days on the Chain of Lakes, Minneapolis brings demand all year. Most stays of 30 days or less need a city short-term rental license shown on every listing, and we keep you compliant while we fill your calendar.
Pikes Peak, Garden of the Gods and the U.S. Air Force Academy bring visitors year-round. The city requires an annual short-term rental permit and $500,000 in liability coverage, and it limits non-owner-occupied rentals by zoning. We guide you through it and run the rest.
One Management System, Nine Local Markets
Every owner gets the same full-service playbook, whether the home sits near Lake Michigan or at the foot of Pikes Peak. The parts that change are the pricing calendar, the permit path and the local vendor team. We build each of those around your city before your first guest checks in.

Short-Term Rental Rules by Location (2026)
Permits stop more new rentals than anything else. A listing that goes live without the right license can be fined or pulled from Airbnb. The table summarizes the main requirement in each market we serve. Local rules change often, so our team confirms the current version with the city before every launch.
| Market | Main local requirement | Good to know |
|---|---|---|
| Wisconsin (statewide) | A tourist rooming house license is required if you rent more than 10 nights a year. | Cities can't ban stays of 7+ nights, but they may cap rentals at 180 days a year. Read our Wisconsin TRH guide. |
| Madison, WI | The home must be the host's primary residence, with a city zoning permit, a Public Health license and a room tax permit. | Unhosted stays are capped at 30 nights per licensing year. See our Madison permit guide. |
| Milwaukee, WI | State tourist rooming house license plus local room tax registration. | Check zoning before you buy a dedicated rental property. |
| Wisconsin Dells, WI | County health inspection (Sauk or Columbia County) plus a municipal tourist rooming house license. | Room tax and Premier Resort Area tax registration apply in the Dells area. |
| Sheboygan, WI | State tourist rooming house license and local room tax. | Confirm zoning with the City of Sheboygan before listing. |
| Minneapolis, MN | A short-term rental license for most stays of 30 days or less. | The license ID must appear on every listing, and owners are limited in how many licenses they can hold. Read our Minneapolis rules guide. |
| St. Paul, MN | A Class R short-term rental license from the city. | At least $300,000 in liability coverage, posted emergency info and a floor plan, plus smoke and CO alarms. |
| Chicago, IL | A Shared Housing registration number before the listing goes live. | A 4.5% Hotel Accommodation Tax and a 6% Shared Housing Surcharge apply. Registration renews every year. |
| Rockford, IL | Registration on the city's Rental and Short-Term Rental Registry. | The ordinance focuses on preventing nuisance activity, so house rules matter. |
| Colorado Springs, CO | An annual short-term rental permit, with at least $500,000 in liability coverage. | New non-owner-occupied rentals aren't allowed in single-family zones, and a 500-foot spacing rule applies in other zones. |

When Each Market Books Best
Demand in the Midwest swings hard with the seasons and the event calendar. Pricing a Dells cabin like a Chicago condo leaves money on the table. Here is how we plan the year in each city.
| Market | Busiest stretch | What drives bookings |
|---|---|---|
| Wisconsin Dells | June–August, plus winter breaks | Waterparks, boat tours on the Wisconsin River and family weekends |
| Milwaukee | Late June–September | Summerfest, lakefront festivals and Brewers and Bucks games |
| Madison | September–November and May | Badgers football, UW–Madison move-in and graduation weekends |
| Sheboygan | June–September | Lake Michigan beaches, freshwater surfing and golf at Whistling Straits |
| Minneapolis | Summer and major event weekends | U.S. Bank Stadium events, concerts and the Chain of Lakes |
| St. Paul | Late August, January–February | The Minnesota State Fair, Wild games and the Saint Paul Winter Carnival |
| Chicago | May–October | Conventions at McCormick Place, Lollapalooza and the lakefront |
| Rockford | Spring–fall weekends | Youth sports tournaments, Hard Rock Casino Rockford and Anderson Japanese Gardens |
| Colorado Springs | May–September | Pikes Peak, Garden of the Gods and U.S. Air Force Academy events |
Slow months still need a plan. We adjust minimum stays, open the calendar to longer bookings and use targeted discounts so the calendar keeps earning in the off-season.

Frequently Asked Questions
Where does Kingdom Hospitality manage short-term rentals?
We manage Airbnb and vacation rental homes in nine markets: Madison, Milwaukee, Wisconsin Dells and Sheboygan in Wisconsin; Minneapolis and St. Paul in Minnesota; Chicago and Rockford in Illinois; and Colorado Springs, Colorado.
Do I need a license to run an Airbnb in Wisconsin?
In most cases, yes. State law requires a tourist rooming house license if you rent your home for more than 10 nights a year. Many cities add their own permit and room tax, and Madison only allows short-term rentals in a host's primary residence. We help every owner sort out the right licenses before launch.
Can you manage my rental if I live in another state?
Yes. Our team handles guests, cleaners, maintenance and emergencies locally. You follow bookings, owner stays and earnings through the owner app and a monthly report.
How do you set nightly rates in each city?
We use a dynamic pricing strategy that we review every week. Rates move with local events, seasons, day of the week and what similar listings nearby are charging.
How do you protect my property from bad guests?
Every guest is screened through Superhog before the stay is confirmed. Each home also has a Ring camera, a smart lock and a smart thermostat, and our team inspects the property every month.
Which booking sites will my home be listed on?
Your home goes live on Airbnb, Vrbo, Google Vacation Rentals and Expedia, plus its own direct booking website. Past guests who opt in also hear about your property through our email and text campaigns.
What does the free property analysis include?
After a short discovery call, we prepare a realistic estimate of what your home could earn as a short-term rental in its market. There is no cost and no obligation to sign.
